Raymond Key Commercial Contracting offers the following Pre-Construction Services: Project Site Review To help reduce unseen obstacles during construction, we will walk the project site to supply information on: utilities, local government jurisdiction concerns, construction ideas, and soil conditions. Construction Team Recommendations We can help provide guidance on choosing team members for the best fit for the project, such as: Architects, Engineers, Designers, Real Estate Agents, Land Brokers, Lenders, and Insurance Brokers. Preliminary Estimates At different phases of the pre-construction process we can provide preliminary cost estimates. As the project continues to develop, these beginning estimates can be updated, so the information is more accurate. Value Engineering / Scope Reduction Should there be a discrepancy between initial designs and client budgets, we can recommend alternate materials and construction methods to bring them back in sync. Constructability and Material Suggestions As the project design is developing, we will periodically review the construction drawings and documents to make suggestions on materials, construction related concerns, building systems, and any applicable Green Building options. Scheduling We will develop a preliminary construction schedule showing the timelines of the different activities that will occur during the construction process, using either Primavera Scheduling (P6), or Suretrak. This schedule will be updated accordingly, as the project evolves. Bidding We will put the construction drawings and documents out for bid when the following conditions are met: construction drawings are 100% complete, all drawings and documents have been approved by the client, the documents are in sync with the latest estimate and schedule. Once all bids have been received, we can then present a cost proposal to the client.

Raymond Key Commercial Contracting has experience in the design/build arena. The design/build system is used to minimize the project risk for an owner and to reduce the delivery schedule by overlapping the design phase and construction phase of a project. While we will act as the design-builder, we will also retain the design professionals necessary to the project.

We search for more efficient construction and business practices, and follow them both in-house and on-site. We are well-versed in LEED Construction practices, and are actively seeking out more LEED/Sustainable projects.

We believe that value engineering should be an ongoing process throughout the duration of a project. Our projects are reviewed by a value engineering team that includes the Raymond Key Commercial Contracting project team, project material suppliers, equipment manufacturers, and the best trade subcontractors. The team strives to meet the budget goals while maintaining the integrity of the original design using applicable substitutions of lower-cost (and more environmentally friendly, if available) materials and construction processes.

Raymond is the current owner of Raymond Key Commercial Contracting and has been building in the Residential Construction Industry since 1981. From an early age, he learned from the “old-timers” in the trade and as a result he developed craftsman skill and pride in quality, which transferred as the ultimate mission of our Residential Division. Over the years we have worked with numerous Housing Authorities in the Greater Hampton Roads area including: Norfolk, Chesapeake, Hampton, Newport News, and Suffolk. We have also worked with the Department of Neighborhood Preservation in Virginia Beach. We have participated in numerous neighborhood revitalization projects throughout these cities providing affordable housing with exquisite architectural design at affordable prices. Some of these communities include: Ocean View, Park Place, Berkley, Brambleton Arch, Ballentine, Westchurch (located on Church Street in Norfolk), Campostella Square in Chesapeake, and other projects throughout Newport News, Hampton and Virginia Beach. Raymond Key Commercial Contracting also is a Custom Home Builder and participated in Homearama 2006, which featured an intricate stairway, six-piece crown molding trim package, cherry cabinets with glass doors, ceramic tile, and rustic cherry hardwood flooring. Raymond Key Commercial Contracting takes pride in providing a quality product at an affordable pride with customer satisfaction. REHABILITATION/RENOVATION Over the past fifteen years, Raymond Key Commercial Contracting also performed hundreds of renovation, remodeling, historical, rehabilitation projects in the Tidewater area. Most projects included “whole-house” renovations including roofing, siding, electrical upgrades, mechanical and plumbing upgrades.
